Why is This Important?

Colorado’s Property Tax Deferral program helps to prevent forced displacement of seniors as local property values rise and inflation increases day-to-day expenses. Tracking approved applications ensures the County is effectively delivering this voter-approved benefit to eligible seniors.


What Does It Mean?

The number of senior tax deferral applications approved in 2025 was 68. This is an increase from 2024 when only 57 senior tax deferral applications were approved. During 2025, the responsibility for processing these forms returned to the County after previously being held with the State. Arapahoe County continues to utilize the website setup by the State, but also offers the ability for applicants to come in and apply in person.


Definition

Colorado’s Property Tax Deferral program is an essential housing security measure for residents. It helps seniors ages 65 and up continue to afford to live in their homes by deferring the payment of their property taxes with a simple interest loan. The deferral loan is recorded as a junior lien against the participant's property until such time that is paid in full. The loan can be paid back at a later time, or when a disqualifying event occurs. The program is administered by Colorado counties in partnership with the Colorado Department of the Treasury. This measure tracks the number of applications approved for this deferral.
