Why is This Important?

The FCI is best-practice index of the condition of a facility or group of facilities.  The metric will be reported as follows: An index of .20 to .29 is considered good condition (maintained within life cycle).  An index of 0.0 to .19 would be excellent condition (typically new construction).  Facilities within these ranges will be reported as “Excellent/Good”. An index of .30 to .49 is considered fair condition (normal renovation required) and will be reported as “Fair”.  An index of .60 or higher would indicate facility assets in poor condition (total renovation required).  An index of .50 to .59 would be below average condition (major renovations required).  These ranges will be reported as “Poor”. “Renovations” include major facilities systems and assets such as parking lot, heating and ventilation plus mechanical and plumbing systems, roofs, as well as structure, site, life safety systems, etc.  These systems age at different rates and may be scheduled for replacement based on anticipated useful life of that asset, raising or lowering the index for that facility.

Definition

Condition is based on the Facility Condition Index (FCI) Score (Dollar estimate for renovations/improvements needed / Estimated replacement cost of a comparable new facility) over the 10-year period covered by the report.  Ratings will be reported as “Excellent/Good”, “Fair” and “Poor”.
